Membership exterior cleaning for homes in Orange and Seminole counties, Kissimmee and St. Cloud. Plans from $79 a month.

What should I know before booking a soft wash in Orlando?

Soft washing is the low-pressure way to clean a house, roof and screens: a cleaning solution kills the mold, mildew and algae, then a gentle rinse. In Central Florida that growth comes back all year, so a schedule works better than a once-in-a-while cleanup. Our memberships start at $79 a month with no sign-up fee, and we keep wash water out of the storm drains. The answers below cover the questions homeowners ask us most. Don’t see yours? Questions and answers

What is soft washing?

Soft washing cleans with a low-pressure spray of cleaning solution, a diluted sodium hypochlorite mix with a surfactant, that kills mold, mildew and algae on siding, stucco, roofs and screens, followed by a gentle rinse. Pressure washing blasts growth off the surface; soft washing kills it at the root, so it is gentler and the surface stays clean longer. We use pressure only on concrete and pavers.

How often should a Florida home be soft washed?

In Central Florida’s heat and humidity, mold, mildew and algae grow all year. Most homes stay looking clean with a house wash at least once or twice a year, more often for shaded or north-facing walls, and a driveway cleaning more often than that. Roof algae returns more slowly but it does return. Our plans schedule visits two or four times a year.

What causes the black streaks on Florida roofs?

Algae, often a type called Gloeocapsa magma. It spreads on the wind and grows in heat and humidity, usually starting on the shady side of the roof. A roof soft wash kills it; the remaining stain fades as rain rinses it away.

Is soft washing safe for plants, pets and my pool?

Handled with care, yes. We wet plants before we start and rinse them after so the diluted solution doesn’t sit on them, keep runoff away from beds and the pool, and ask that pets and kids stay inside until we’re done and surfaces are rinsed. Tell us about any plants you’re especially careful with, or if you want the pool covered.

Will cleaning my roof void the roof warranty?

Check your own warranty; wording differs between manufacturers. Many warn against pressure washing and allow low-pressure cleaning. Asphalt shingle makers and their trade group describe low-pressure cleaning with a diluted bleach solution. We never use a pressure washer on a roof, and if your warranty asks for something specific, we will work within it.

I got an HOA violation letter for a dirty roof or driveway. Can you help?

Yes. Text a photo of the letter and the problem area to 321-321-1471. We will tell you what it is asking for and find the soonest visit we can. If you join a plan, the cleaning that fixes it is your first visit, and the schedule keeps it from happening again.

What is included in each plan?

Essentials ($79 a month): house soft wash and driveway and walks twice a year, 10% off add-ons. Plus ($129 a month): house and driveway and walks four times a year, roof soft wash once a year, 15% off add-ons. Full Club ($171 a month up to 1,999 sq ft, plus $19 a month per extra 500 sq ft): four visits a year covering the house, roof, driveway, walks, pavers, fences, gutter exteriors, an exterior window rinse and the pool cage, plus a monthly roof blow-off on request and a monthly touch-up of up to an hour. See the plans page.

Is there a sign-up fee?

No. There is no sign-up fee and no first-service charge.

How long is the membership, and can I cancel?

Memberships are 12 months, billed monthly. The membership terms, including how a membership ends early, are coming soon. Until they are posted, ask us before you join.

Can I skip or pause a visit?

Visits are scheduled with you, so if a date doesn’t work, tell us and we will find another. Rules for pausing a membership will be in the membership terms, which are coming soon.

Where does the wash water go? Does it go down the storm drain?

We keep it away from them. Storm drains in Orlando flow to lakes and ponds untreated, so we plan each wash so the water runs onto lawn and landscaping instead of toward the street drains, and we rinse thoroughly so what’s left is well diluted.

Do you ever use a pressure washer?

Only on concrete and pavers, like driveways, walks and pool decks, using a surface cleaner. Roofs, walls, screens and solar panels never get high pressure.

Can you remove rust and orange irrigation stains?

Yes, with a separate treatment. Rust from well water, sprinklers and fertilizer is not mold, so the soft wash solution doesn’t remove it. We look at the stains and quote the treatment on site.

Do I need to be home?

Usually not, as long as we can reach the outside of the house, an outside water spigot and the gates, and pets are inside. We will confirm before the first visit.
