What does a Club visit clean?
House soft washing
Stucco, siding, soffits and trim, cleaned with a low-pressure solution that kills the green and black growth instead of blasting it.
Roof soft washing
The black streaks on Florida roofs are algae. A soft wash treatment kills it without pressure on your shingles or tile.
Driveways and pavers
Driveways, walks, pool decks, pavers and fences. Surface cleaning for concrete, with the wash water kept away from storm drains.
Pool cages and screens
Screen enclosures and lanais collect mildew on the frames and screens. We soft wash them and keep the runoff out of the pool.
Gutters
Gutter exteriors brightened on Full Club visits, and full clean-outs as an add-on.
Solar panels
Pollen, dust and bird droppings cut into what your panels make. We clean them by the panel.
Why do Orlando homes need washing so often?
Heat, humidity and afternoon rain grow mold, mildew and algae on every outside surface, all year. Cleaning once and forgetting about it doesn't last here.
The black roof streaks are alive
Those dark streaks running down shingle and tile roofs are algae, often a type called Gloeocapsa magma. It feeds and spreads in our climate, and it comes back.
Pressure isn't the answer
High pressure can etch stucco, strip paint, tear screens and damage roofs. Soft washing kills the growth with a cleaning solution and rinses gently. We use pressure only on concrete and pavers.
A schedule keeps it from building up
Regular visits stop the growth before it takes hold, so you are not looking at a green north wall, a gray driveway or a letter from the HOA.

No sign-up fee. Many monthly plans charge a first-service fee. Memberships are 12 months, billed monthly.

Where does the wash water go?
A fair question to ask any exterior cleaner. Here is exactly what we do.
- Away from the drains. We plan each wash so the water runs onto lawn and landscaping, not toward the street drains.
- Rinsed well. Plants and surfaces get a thorough rinse, so what’s left is well diluted.
- Why it matters. Storm drains here flow to lakes and ponds untreated.
How a Club visit goes
Walk-around
We look over the house, roof, plants, pool area and drains, and note anything we should treat with extra care.
Protect
Plants get a rinse before and after, the water is planned away from street drains, and outlets, lights and doors are checked.
Soft wash
A low-pressure spray of cleaning solution goes on the siding, roof and screens to kill the mold, mildew and algae.
Rinse and flat surfaces
Surfaces are rinsed gently. Driveways, walks and pavers get surface cleaning, with the wash water kept away from storm drains.
Check and report
We walk it again and send you a note on what was done and anything we noticed for next time.

A local crew lead
The crew is led by a local with more than 15 years of experience in exterior cleaning, who grew up around Bear Lake and knows the area and its people.

Common questions
What is soft washing?
Soft washing cleans with a low-pressure spray of cleaning solution, a diluted sodium hypochlorite mix with a surfactant, that kills the mold, mildew and algae on siding, stucco, roofs and screens. Then it is rinsed gently. A pressure washer blasts the growth off the surface; soft washing kills it at the root, so it is gentler on the surface and stays clean longer. We use pressure only on concrete and pavers.
How often does a house in Orlando need washing?
More often than in drier places. Central Florida heat, humidity and rain keep mold, mildew and algae growing all year, especially on shaded and north-facing walls, screens and roofs. Most homes here look better with a house wash at least once or twice a year and the driveway more often. That is why our plans run on a schedule: two visits a year on Essentials, four on Plus and the Full Club.
How much does a membership cost?

Is soft washing safe for my plants, pets and pool?
Handled with care, yes. We wet plants before we start and rinse them after, keep runoff away from beds and the pool, and ask that pets stay inside until we are done and surfaces are rinsed. More in the FAQ.
